Chad will go to work finding your dream home: Having Chad work for you exclusively, full-time is going to raise the level of work and attention being done on your behalf. Once Chad and you have determined the type of home you want to purchase, he has several sources in making sure that you see every home that suits your needs, in addition to searching DAILY for NEW homes that become available. Chad has all the resources necessary for him to locate the home of your dreams. He will then organize the appropriate list of homes for you to see, selecting the three to four absolutely best homes in that range for you to look at, he doesn't want to confuse you by showing you a lot of homes.
Success! You have found your new home: Once Chad has shown you these properties, he will ask you to select one and write an offer to purchase that property. He and you will first determine the value of the home, based on recent sales in the area that compare to the home of interest. In order to properly guide you in a "smart" purchase, Chad studies the real estate market daily to be familiar with the most recent homes that have sold. Chad will explain the process in detail, as well as answer any of your questions about the home, giving you the confidence to move forward. NOTE: This is the critical stage where choosing exclusive, full-time representation will make all the difference. Determining value and clearly communicating it to you is crucial. Most of the public believes all agents are alike. Nothing is further from the truth.
Making your offer: Once Chad and you have written an offer to the seller, negotiations begin, which may include several counteroffers between you and the seller. It is important to negotiate within a timely manner to avoid the possibility of another buyer purchasing the home if you are negotiating slowly. Chad's expertise, market knowledge and skills can make the difference in securing the home of your dreams or losing it, which is why this process is critical.
Inspections: When everything has been agreed upon between you and the seller, your new home will be inspected by outside professionals to determine its condition. Chad will introduce you to several inspectors, you will then choose inspectors that meet your approval. Before this undertaking, Chad will explain to you what to expect before, during, and after these inspections. He guides you through the entire process.
Going to Contract: After the inspection and you are comfortable and confident with moving forward, Chad will provide you with several local real estate attorneys to choose from. NOTE: This is another critical stage, choosing the right attorney who is familiar with real estate in the Hamptons can be the difference in a smooth purchase of your dream home or losing it. Once you have chosen your attorney, the seller's attorney will prepare the Contract of Sale and submit it to your attorney for review. After both attorneys, the seller and you are all in agreement with the contracts you will sign them and submit a deposit check (customarily 10% of the agreed upon purchase price) to the seller for them to sign. After the seller has signed and you have signed, you have fully executed contracts to purchase your new home.
Paperwork and Financing:Your choice in lender will make a significant difference in this process. When all inspections have been completed and you have fully executed contracts, the bank will order an appraisal of your home. Upon successful appraisal of your home, your lender will submit your loan to underwriting and your loan will be funded. Then based upon the closing date, Chad will work closely with your lender to ensure the process moves smoothly.
Final Walk Through:
Just prior to closing, Chad and you will do a walk through of the home, to make sure the home is in the same condition it was when you made your initial offer.
Congratulations!: Your attorney and Chad, as well as the seller and their representatives will meet for the closing. You move into your new home. At this point, you are hopefully totally satisfied with your buying experience.
